Well, I thought I'd go ahead and post the floor plan and layout to take a look at, as we prepare to start the building process. Our original intent was to do a farmhouse style design, and we really wanted to try to stay with a fairly rectangular shape. With the rooms and layouts that we wanted, it wasn't seeming real feasible. After some sketches and tweaks, we settled in on this design. This keeps our square footage down around where we need it to be for our budget, while giving us the layout and rooms we want. Some of the design in the plans is going to be decided as we go along, like the exact cabinet layouts and some styling features. I'd say 85-90% of what we'll end up with is captured in the drawings. The elevation drawing is representing a generic stone, siding and paint color that will likely change. This first picture is really close to the color scheme and stone we'll do.

In addition to the color scheme in the first picture, we are thinking about adding some texture differences where the siding is. Our thought right now is to do board and batten on the faces of the porches, shake shingle type surface in the gable ends and the lap siding everywhere else.

Couple things that caught my eye; is there any way to turn the garage 90 degrees so you don't see the bay doors when approaching the house, instead of the 3 bays, one large and one small. The two gable walls on either side of the front door look like they need windows. I like the rock veneer around the whole house. Don't change it to just the front to save budget or just cut it all together. I would place a wood ledger on the top of it instead of the cap, painted the trim color. Fake shutters are fake. Take that budget and add it to the window trim package. Fully wrapped interior window trim really makes a impact. Back to the garage.... Any possibility of taking the last Bay and putting a garage door on the other end also? Add Windows along the rear wall of the garage. I put in privacy glass in mine so no one could look inside but it let's allot of light in. I have a 1100sqft shop with a 16x12 on one end and a 10x10 on the other end and love the cross ventilation and light effects it makes. Just observations.

A couple more, delete the shower in the hallway bathroom, make it a powder room (toilet /sink) give that space to the office closet for linen and low voltage wall box (TV, cable, routers, phone, data) and all of the other stuff that needs to be hidden. Put French (or as I like to call them freedom) doors or at least a man door in the master to the back porch. Mechanical must be going in the garage? My kids wouldn't be getting walkin closets because they don't use hangers anyways but that's me. ;) exciting times for sure. Trying but exciting.

CornRickey must be reading my mind I would make all the same changes move the windows in the mud room and front bedroom to the front it wont cost any more and will add to the look of the front. Go with one 16' and one 9+ garage doors as high as possible. your wife will thank you for it later and don't even think for one moment you are done with boats Its cheaper and easier to make the changes now to accommodate the new boat coming in the future . Is there going to be a basement ?

With the lot layout we wouldn't really be able to go for a side load garage. We have somewhat of a dry creek, water runoff the cuts through the property that we will be working around a bit. Going to the side load would make that workaround a bit tougher. The two front gables originally had windows in them, but we didn't like how they look. It was very unbalanced looking and it took away from the symmetrical farmhouse look we're going for. We will keep the rock all the way around; we originally had it on the porches, too, but took it off to draw the eye to the porch. We may do a wood cap if we can. Our thoughts right now are to do lap siding on most of the house with shake shingle looking siding on the gables and board and batten on the porches. We'll paint that all the same color in a little darker grey than that first picture. We feel like the shutters give it that farm look and we're hoping to build them with solid lumber, preferably reclaimed wood. We may add the back side garage door if the budget allows...we should have our bids in from the couple contractors we're considering, in the next week or two. The architect had windows on the back of the garage, but I had him remove them. I'm not sure I want to deal with windows as far as cleaning and working around them with shelving. But, I understand your point about light...maybe it would be worth considering.

We thought about doing just a powder room, but then thought "where would guests shower while visiting", so we went with the 3/4 bath there. We thought about a door to the patio, but didn't see ourselves using that much and were concerned about losing that wall for furniture placement. Our boys do hang stuff a lot, but we will plan a combo of closet rods and shelves in their closet so they can do both. Mechanical will be a combination of garage and attic. We're going to go ahead with the point of service, electric, tankless water heaters, so that eliminates the need for WH closet. We'll have the well pressure tank and the HVAC and that's it.

On the garage doors, we like the symmetrical look and also like that it will give a bit more room per car for opening doors, etc. We are doing 12' ceilings in the garage so we will probably do 9' doors. The 1st and 2nd bay will be parking for my wife and I. The 3rd bay will be more shop oriented. I think if we did ever get another boat (which I really don't see happening), we would accommodate it with a shop. No basement...those are very rare here.

Playing around with siding texture and stone colors a little bit to see what we think. I think we want to find stone that is a bit more colorful, maybe do the garage doors in a black or blackwash look and maybe do some color shade variation on the gable peaks and the porches. Full plan set is complete and one contractor already bid...waiting for the rest so we can decide who we want to go with.

So, we sat down with the contractor last night to finalize and approve plans and make any last minute changes for his bid. During that conversation, we talked about several thoughts on options. Regarding the water heater situation, we spoke in more detail of costs and options. He said that with our 4 bathroom set up and hot water needs, the tankless configuration costs about $1100 in equipment and around $5-6k in additional electrical and plumbing costs. We discussed another alternative to the typical 40 gallon water heater in most houses and that is a smaller tank configured with a recirculator. Have any of you had much experience with this? He's installed them in several houses and said he plans to do the same in his own house whenever his standard water heater decides to go out.

I installed the tankless heater in my home myself, love it and would never go back to a tank type heater.
not sure why he is telling you 5-6k for electrical and plumbing sounds a little fishy to me as all it takes is a 110v outlet if it is a gas or LP gas heater and a gas line, now if it is 220v electric tankless heater it is a little more expensive for the electrical but nowhere near 5-6k...there is no more plumbing for tankless verses tank type heaters.
I ran into this when I installed mine, this is the reason I ended up doing it myself.
I put in a rinnai gas tankless was about 1800 bucks for everything I needed, plumbing contractors wanted to charge me $7500.00, and to think they should be able to buy for less that what I can buy for...

On the heater with recirculation system that is what I tossed out, they work fine when they work but don't last long and expensive to repair, there are to many working parts to it IMO....

The 5-6k figure may include a larger main coming in, long runs inside etc. for a good whole house with your size running an electrical version may bump your panel up 100A + to pass inspection, etc.

So, the plans and bids were finalized and we settled in on a contractor. The one we selected is somewhat of an acquaintance from the church we used to go to. He wasn't the least expensive, but he was the most open to making this a truly custom design and layout versus a nicer version of a cookie cutter home, while still staying within budget. He is planning to let us do a couple major items in the construction, which also helped with staying in budget. We made some adjustments to the plans...added a few windows in the garage and removed the window in the laundry/mud room. We may adjust window size in the kitchen and make a few small changes on lighting layout and style, but those won't be big changes. Everything is in the bank's hands now for final approval and funding. Hopefully, we'll be breaking ground in the next couple months.

I need to get some new pictures up with everything all green. We went to the property Sunday and cut up one of the trees that had been pushed over by the previous owners. It looks like we're going to get a fair amount of firewood just from that one tree.

We had some delays and issues getting everything going with our construction loan, but it looks like we are almost done with that and planning to close early next week. Hopefully we'll be breaking ground in the next month or so. I'll be updating this thread fairly often once work begins.

We are working on cutting up a few of the downed trees and getting the wood split so it is ready for our first winter in the house.

Man..thats a huge difference! We don't see that much difference in South Florida. It seems like the latter picture all year round. Congrats and good luck with construction.

We also found a storage place that is expanding, so they knocked down a bunch of trees. We spent a little time last night cutting some logs and hauled them to our place. They have quite a bit of downed trees, so we may do a couple more trips to their place and cut some more. We had our truck about as loaded as possible last night...probably enough for 1/3 of a rick or so. We definitely were able to get some good sized logs.

So, we had a lot of area cleared with a standard brush hog and the contractor had the dozer guy get started. With where we want the house, it looks like we will intrude upon the low area on the south. We also hadn't cleared that far, so it was time to stop and decide the next steps. This weekend, an acquaintance/colleague was able to pitch in to clear everything else we needed, along with some of the thicker stuff a normal brush hog wouldn't get anyway, using one of these: https://www.youtube.com/watch?v=j2adjkAfyvQ

We got all the area cleared we need to do some more extensive dirt work, and then some. We cleared some more areas to the north of the property, along the back of the property and created a nice open spot in the woods as a "pasture" that has trails leading in and out from where it is cleared by the house and across the back fence/property line.

The extra dirt work will start tomorrow to establish a different low lying area for drainage and prepare for the final house pad development...should be some good progress this week. I didn't get any pics with my phone and we still need to download off the good camera, so I'll get those posted once we do.

Reading through this, you mentioned your contractor was going to let you do some work yourself. What did you have in mind?

We're planning to paint, do all tile work and then we'll see what else. We will probably do clean up, some small tasks and may get involved with some of the trim and cabinet work.

Make sure they rap the house and you should tape all the joints and gaps around the windows and doors before the siding goes on. It makes a huge difference when the winter wind starts blowing. Most contractors are more concerned with getting it done as fast as possible . So its up to you the do the little things like sealing gaps in the framing and placement of furnace , hot water heater ducts and plumbing so you can finish the basement or other areas later. Have them add outlets in the garage most code only requires 1 so that is what you get.

Thanks Michael. Our contractor is pretty good and atypical, but we'll definitely be aware of those items. He is planning to use the zip board system, which seals everything up, as far as I know.

That ZIP system looks very good . You cant spent too much time sealing before the siding goes up .

Dirt is being delivered and used to fill in the low area to the south, so the pad can be finished. I went out this morning to see it get started and had some time to take some pics.

You can see the low area to the south and how they are filling it in. The house pad need to extend into the hill about 20' or so.

Our wood pile is starting to shape up. Between the tree we cut on our place and the wood we cut off a construction job, we're getting a good pile to split. This is about half of what we have.

We had some additional dirt work done for drainage before final layout and placement of the house. There will be additional dirt moved around and the final grade will finalize the look, but the rough grading and drainage is complete.

The steel is in the footing and the pier holes. Inspection happened yesterday and there are still some concerns about drainage and the "creek" just north of the house pad. We're going to have to address that before they will let us proceed any further. Here are some pictures of the footing trenches with the steel in place. You can see the holes for the piers pretty easily in the pics.

So, we worked with the local fire department to plan for a controlled burn of everything in that drainage creek. We were trying to get something scheduled for Saturday morning, but they didn't seem to have people available. We were headed out the to property to put up our deer stand Saturday morning and got a call from the fire chief...they burned for us Friday evening. Now that we have that done, we can move some dirt and address the drainage issue the city wants addressed. We were bummed we didn't get to see the fire in person, but they did post a picture to their FB page.

Good idea to have them help. We had a really big fire here after the driveway was cleared. Would have been nice to have some help like that. Kinda stinks you have such a mess to deal with...half burnt logs, etc. I'm surprised they left it smoldering at all. They need some...training, lol.

We're planning to cut it up a little smaller and bury it. We want to fill in that creek area and cut a drainage ditch to the north, until it gets far enough east, then direct it back to the natural low area/creek. See this pic...the highlighted is where we burned, the red is the low areas of the existing "creek" and the blue is what we would cut new. Anything to the west (left) of where the blue meets the red would be filled in and sort of leveled.

Well, after some delays with our town and needing to go before the planning commission, we finally have been able to proceed. We got the footings poured, finally, and things should progress quickly on getting the stem wall and slab done over the next week or so. Here are a couple updated pictures of the footings. It took 54 yards of concrete for the footings and piers. We're definitely looking forward to being able to progress more quickly from here on out.

We're actually just doing a natural smooth finish like you would see in Home Depot. They just run the power trowel for many hours and many passes rather than just the normal pass or two.

The slab is poured and machine finished. It took them quite a while to get it right, especially with our cooler temperatures right now. It turned out good and we're excited for the next phase.

So, not a whole lot has happened since the slab pour, other than getting a few tasks done and getting ready for the framers. The slab has set up well and it has been interesting to watch the changes as it cures. The process of machine finishing to this level is pretty cool and it goes through some amazing changes. We're definitely seeing more motteling (sp?) and pattern/color variation as it cures. This week, they got the septic system in, drilled the well and got the temp power pole in place. The build package is set to be delivered mid week and framing should start late in the week. We're really looking forward to this stage and seeing the house really take shape.

We managed to increase our firewood stash this last week as ice storms hit the are we live now. Many trees throughout the neighborhood fell victim to the ice storm and had to be cut down, including two of my neighbors' trees.

Framing has begun. After getting all the concrete finalized and looking at the plans, it was looking like our garage was not going to be as tall (doors and ceilings) as was planned. The slab of the garage was actually partially up off grade and we didn't go as high on the stem was as the plans. To stick with the taller ceilings in the garage and to do 10' tall doors, we had to raise the rood over the garage, so it will transition right there to a few feet higher. We're interested to see how it ends up looking...we've looked around at other houses that transition higher in the garage area and it is a pretty cool look.

So, we went to look at the progress and as we were looking around, we noticed this...no drain flange/pipe for the toilet in the hall bath. We panicked and wondered how it could be fixed. Then, we looked back at the earlier pics and realized the drain is there, it just must be lower than the finished concrete level, so they will just have to chip that away to get to it. Phew!

It is neat seeing how difference construction crews build homes in different area's.
Examples are
We sheet all our exterior walls with plywood before standing them and if we are using a house wrap tyvec we do some of that before we stand the wall.
We also started using pex tubing the last couple years and have not built slab home in a while and see the pex just ran under the slab just something a little different than I am use to seeing. My brother said the last concrete slab home he was at done this also.

It is looking good. Keep posting pics.

Looks like things are finally moving along. I am kind of surprised that you're not farther along. My house was built in 3 months from the time that they broke ground to the time that I moved in. Looks like you're at 4 months now and just getting the exterior up...

Yeah, there have definitely been some delays with certain aspects dealing with the city, but when the contractor has has work being done it's gone fairly fast. It should be a total of about 6-7 months, not counting the delays. He's hoping to have us ready to paint the interior by mid February.

Continued progress. Last week and into the he weekend, the framing has been finished and the roof is up. The electrician is now getting started and further work on the plumbing is taking place. If all goes well, we should be sheet rocked and textured by mid to late February, then we start much of the finish work. I'm sure we'll be out working on the house every chance we can get so we progress quickly.

Things are continuing to progress along. HVAC rough-in is done. Plumbing and electrical rough-in is close. We've had a few things come up that affected budget, so some changes are being made to adjust. I tried to take some interior pictures to show some of the work, but it can be a bit tough in tight quarters...hopefully they are helpful for visualizing some of the layout and progress. As you may notice, we did a lot of can lights, so there are very few fixtures. If all goes well, electrical will be finished this week, along with windows, then it is on to exterior finish.

From your pictures your contractors doing a fine job. It's always interesting to see how other builders practice their craft. What state are you building this home in? The reason I ask there is no snow and the ground looks fairly dry. I did notice someone made a window size change. In our area we use ABS plastic for the drain pipes instead of PVC. Normally a house with this pitch of roof and fairly simple roof design we would opt to use engineered trusses doesn't really matter it's all good. Hope everything goes well I'll be watching this thread.

Yeah, from everything I'm seeing I agree. The foundation is amazing and definitely will be solid on top of our shifting soil. The framing seems top notch to me, and they seem to go over the requirements and minimums with a few aspects. We're in Oklahoma. We've had a couple storms roll through with rain, snow and ice, but it doesn't stick around. Window size change? I've had a couple people ask me about trusses. The reason they aren't used much around here is it is cheaper to do the stick build. Trusses really only get used when someone has money to burn or on commercial jobs.

So, we have been working on finalizing the design for the kitchen cabinets and decided to make one change, which was to put the oven stack in a corner. Looking real good. Watching from pics is so less stressful.

Is your island going to be 1 level? We went with a split level and really like it. Since your slab and plumbing/electrical are done there isn't much else that can change. Are you adding under cabinet lighting?

Brick has been started and hopefully exterior doors go on this week. It took a while for the front and rear entry doors to come in, but they're here now. The weather doesn't look like it is going to cooperate much this week, but hopefully some good progress can still be made.

They got the brick done, after having to wait for one last delivery of brick that was out of stock. Now the focus is on finishing a few interior items, and sheet rock as far as the inside is concerned. The exterior is being trimmed out and prepped for paint. We're liking the way the trim looks and anxious to see it painted. We decided to do board and batten around the whole house at 2' centers. We also decided to trim out the transition from the shake shingle look in the gables and the board and batten siding.

I hope you ran every kind of extra wire you could think of before sheetrock. When I had my house built, I did 2 runs of coax to all the rooms, as well as Ethernet. I prewired the bedroom, family room, and office for 5.1 surround sound (though I wish I would have known that 7.1 and 9.1 would eventually come on the scene). I added more outlets the garage, bathrooms, and kitchen. I wired in for canned lights and ceiling fans. I wired for outlets under the eves for Christmas lights. A couple extra days of wiring was so worth it in the long run.

We did most of the same. We didn't wire every room for surround...I doubt we would ever use that and I'm pretty fond of the sound bar technology now. We're definitely wired up for whole house network capability, audio, etc. We also did lots of extra outlets for various purposes, as well as lots of can lights and ceiling fans. We didn't do the eves for Christmas lights...don't plan on ever having lights up. But, we did set up for flood lights around most of the main perimeter of the house, so the wiring is already there and could be easily tapped in to.

A couple cool things we wired for is fans in the upper corners of the garage (in addition to the ceiling fans), extra plugs on the 3rd car bay that are at about 6-7' height for bench level task/shop lighting, switch and plug at the end of each main hall to the back bedrooms to mount a corner fan unit to push air down those hallways. That last item is mostly for winter to push warm air to the rooms from the wood stove in the main part of the house. We also pre-wired and are prepared for a whole house attic fan if we ever decide to put one in.

Nice job. Yeah, the "office" that was wired for 5.1 is now our guest bedroom and that wiring isn't being used anymore. But in the master and family room it's great. I also ended up with wiring that is no longer applicable. I wired for a hot tub to the back yard. We don't have the hot tub anymore. I also wired for phone lines and we don't have that anymore either. Tech sure evolves.

Good call on the rest of the stuff you did. I like it when people think through the things that would compliment their lifestyles.

Thanks. Yeah, I got a lot of good feedback on here and a couple other forums as we were planning things. This is actually the third new construction house we've had, but we are much more involved in this one than any of the others. This one is way more custom, as well.

We've made some great progress since the last update and we're on the push to finalize everything. We've been doing a little painting and prepping our trim for installation, along with closet build outs and kitchen cabinets. Garage doors have been installed and several mechanical finishing touches are underway. We're hoping to have it finished enough by the end of the month to get a certificate of occupancy so we can get the mortgage going and move in soon, even if everything is not completed. Our oldest son is actually working for our contractor and he got to be involved building the bulkheads for the kitchen cabinets with him and trim work with us, along with our younger son.

We've gotten quite a bit done since the last post, but still have a lot to do. The cabinets and vanities are finished and painted. We've been working on tile the last few weeks, and granite got put in yesterday. If all goes well, all the mechanicals will be done this week and the house will be functional. We're going to move in as soon as we can after that and finish what needs to be finished once we're in.

Couple questions? What kind of tile are you using in the bigger shower on the walls and floor? Did you go standard butcher block and stain? And how much variation on cabinet heights and how did you decide what should be what height?

Awesome ! It's very interresting how house construction is different in the USA vs FRANCE. I really enjoy what I see. Kitchen and bathroom are made directly in situ !!! We buy it at shop, it's almost universal, and we build a house arround kitchen dimensions. Anyway, quality isn't here. Your construction seems undestructible. Very interresting.
One other thing that is completly different from our countries : We only have round boxes for house plugs. This way, we drill a round hole will a driller. Seems easier for french builders.

The kitchen and bathroom cabinets are sometimes built on site and sometimes built in a shop or purchased as standard pieces that are fit together. It really just depends on how the house is being built. Interesting difference on the house plugs...I didn't know that.

The walls are a 6" x 24" porcelain tile with the weathered wood grain look. We aren't staining it, and still have some work to do to have it completely finished. There is some fill work to do and a lot of sanding still, then it will just get a butcher block conditioner and regular oiling. The tallest cabinets are at 8' and the rest drop down to 7' if I remember correctly. We originally wanted the corners to go to the ceiling, but changed that after seeing them at 8'. We wanted the refrigerator location to be taller and the corners, plus the vent hood going all the way to the ceiling. We just sketched it out when we were planning everything and based it on what you usually see in kitchens with taller cabinets and the variation (castle tops).

Plumbing is almost done, HVAC is being installed as we speak and a couple small items are being completed by my contractor that were his responsibility. We'll still have a lot of finish work to do, but the house should be livable and move in ready today or tomorrow...pretty exciting!

We're leaving it pretty much as is. We noticed where we had tape it has left a residue, and when we cleaned the floors with a pressure washer to get drywall mud off it scored a bit. We may use a floor buffer and go over it to smooth and polish it a bit more and put a non shiny penetrating sealer on it.

Some updates...it's been a while. We've gotten more dirt work done, some trees and shrubs planted, got the garage organized better, built a really cool bird feeder post, and have been putting a lot of finishing touches on the interior with our personal touch and style.

Thanks, yeah it's changed a lot. The county assessor actually showed up in June, IIRC. He actually measured and updated the property information then, but they didn't kick it into the new assessed value until the first of the year. I actually just got my notification of taxable value, etc., at the end of last week.

Another update We've been working on a lot of little things that are hard to see in pictures, but slowly making progress on a variety of items for finishing and settling in. In addition, we've done quite a bit on getting the garden area going, as well as trimming and cleaning some of the wooded areas right behind the garage.

Got this shot of a beautiful sunrise yesterday morning on my way into work. This is about 10 miles from our house where I get on the interstate.

The never ending wood pile and stacking effort...LOL. We've managed to find a really good source for wood through our younger son's friend. His dad has several different properties within 15 miles of us that has runs cattle on. He is constantly having areas cleared for more pasture, so we has piles of pushed over trees all over for us to cut. He has all kinds of walnut, pecan and oak.
